Job Description

Responsibilities Include
Prepare and post rental ads on Craigslist or other appropriate sites.
Rent collections and bank deposits
Work simultaneously with residents, management, and contractors
Plan outreach programs to stimulate rent growth and to qualify residents pursuant to Rental Criteria.
Solving resident concerns in a professional, respectful and diplomatic manner to reach a "Win Win" outcome wherever possible.
Renewing resident leases; preparing new lease agreements and general Lease Renewal with assistance from Regional Manager and Management accounting.
Post 3 Day Notices and Late Fees where applicable
Post Ad's with Craigslist, Zillow to Market Vacant and upcoming units for rent
Maintain Resident files to ensure all documents are input in proper order and up to date.
Working with Management on setting lease rates that are competitive with market conditions.
Ensuring the properties are well maintained, have exceptional curb appeal and are clean and crisp
Supervising and managing maintenance contractors
Monitoring and controlling costs
Soliciting bids for maintenance and minor renovation work
Determining scope of vacancy renovation at turnover
Inspecting units. Perform pre-inspections prior to moving out to determine condition of unit for maintenance to schedule and plan accordingly.
Work closely with vendors and contractors with an understanding of unit turnovers, scheduling and review of punch list
Preparing monthly management reports including monthly Market Surveys, Weekly Summary Reporting and Weekly updating of Vacancy Reports.
Move out Detail Reports to be submitted to Management accounting (same as next one?)
Prepare Move out ITEMIZED STATEMENT at least 5 days after moving out to send to Management accounting.
Qualifications
Minimum of 3 years' recent property management experience is preferred overseeing management for conventional Market Rent apts.
Highly motivated and responsible person Familiar with Fair Housing Laws to ensure compliance
Familiar with California Landlord/Tenant Laws
Familiar with and understand California Lease Agreement and its Addendums
Resident Retention
Experience working closely with contractors, vendors, etc. For scheduling purposes and oversight.
Leasing experience is preferred
Strong understanding of leases
Some college preferred
Excel Spreadsheet, On-site experience preferred. Marketing and Community Outreach
Construction knowledge is a plus
Knowledge of Software; Yardi, On-site and or Rent Cafe, and RealPage
